What are the Development Plans?

Where is the property located?
Magnolia Coast is located on 29 acres of land between Magnolia Street and Banning Avenue in Huntington Beach, just three miles from the Huntington Beach Pier and downtown. Magnolia St. will be the entry point into the community.
What is the timeline and planning process?
The project received unanimous approval from the California Coastal Comission and City of Huntington Beach in Q3 – Q4 2024. It also won support from housing advocates, real estate professionals, the HBPD Police Officer’s Association, and the Huntington Beach Wetlands Conservancy. Shopoff estimates construction to be completed in 2028.
What will the residential offerings be?
Magnolia Coast will create approximately 203 houses for sale in both single-family and townhome options. The single family detached homes will be 3 stories with 3 bedrooms, a garage, and a balcony, ranging from 1,800-2,050 square feet. Keeping with the suburban aesthetic of the Huntington Beach community, the town homes will be in triplexes and fourplexes, come in 2-3 stories and include 2-3 bedrooms, ranging from 1,140-1,970 square feet. A boutique apartment complex of 51 units will be available for income-qualified renters.
What will the sales prices and monthly apartment rents be?
The rates for the units will depend on market conditions at the time these units are completed and have not been determined yet.
Will there be affordable housing?
The 51-unit apartment complex will be designated for affordable housing, and 25% of the hotel rooms will be dedicated as lower-cost accommodations for families, groups and special events.
What will the community amenities be?
A sparkling community pool, recreation center and 6.5 acres of parks and open space will complement the residential community.
Will there be nearby parks and trails?
The nearby Marsh Park and a public coastal trail will provide panoramic views of the Wetlands and the ocean and offer spaces for passive recreation such as birdwatching. A new privately maintained public park along Magnolia Street will provide meandering pathways and seating areas.
How can residents and visitors enjoy the Wetlands?
The Hotel/ Lodge operator will partner with the Huntington Beach Wetlands Conservancy to provide a Wetlands Interpretive Program for the community to enjoy. The intent of the Interpretive Program is to provide organized, guided docent-led tours of the Wetlands. Signage will include educational information about the Wetlands and the essential functions that wetlands perform in the ecosystem.
What is the plan for the hotel?
Built as a four-star resort, the 215-room hotel will offer guests a beachside vacation surrounded by nature, while also including the conveniences of 60,000 square feet of retail, food and beverage, and a relaxing spa. The brand of hotel is still being determined.
